North Fringe "Ipswich Garden City" news update

The 2014 Planning Application submitted by Mersea Homes CBRE,  will not be "determined" until next year, we have reliably told by Ipswich Borough Council. A notice will appear soon on the IBC website On line Planning page.
This news is welcome by residents groups who suggested the application was premature when made in 2014.

The Growth Area has been allocated by Ipswich Borough Council and detailed work is underway on the overall Masterplan.
Mersea Homes land holding is expected to contribute 2,100 dwellings with an anticipated start date of 2017.
A planning application has been submitted to Ipswich Borough Council for the first phase of the Borough's planned Garden Suburb. The site of around 44 hectares lies to the west of Westerfield Road, between the railway to the north and the Ipswich School playing fields to the south. The application, submitted jointly by Mersea Homes and CBRE Global Investors, proposes up to 815 dwellings, a district centre, new primary school and open space. The application comprises a number of technical assessments, including a Transport Assessment, Flood Risk Assessment, Environmental Statement and Infrastructure Plan. 

 The application responds to the emerging Ipswich Garden suburb Supplementary Planning Document which seeks to guide future development in the Ipswich northern fringe.

An outline planning application for developing part of the Ipswich Garden Suburb (Northern Fringe) has been submitted to the Borough Council.

Crest Nicholson wants to build 1,100 homes, a primary school, country park and shops on a site it calls Henley Gate between Henley Road, the railway line and Westerfield village.

If given the green light, the company wants to start delivering the first homes in 2018.

The Borough Council has a development master plan for the 482-acre site which could see 3,500 homes being built there.
